Requirements:
1. Age -you must be above the minimum age required to sign a mortgage in your state. There is not a maximum age limit.
2. Citizenship -you are not required to be a US citizen, but you must be a permanent resident of the USA who is permitted to work in the US.
3. Social Security Number—you will require a valid Social Security Number, a Tax ID number is not sufficient.
4. You must have a 3.5% down payment (your own savings, a gifts or grant).
5. Interest Rate - starting at 4.5% fixed for 30 yrs.
6. The property is question must be a residential dwelling suitable to house 1-4 families.
7. Credit score - you don't need to have a good credit score to obtain a loan. You cannot be rejected because you have no credit history. If you have declared bankruptcy in the past, or have a foreclosure, there will be some additional requirement before you can qualify. Basically, you must have your affairs in order.
8. Must have a record of paying your bills and rent "on time" for at least the last 12 months. You must have a regular, full time job and receive a regular paycheck. These loans are only available from individuals with full time and employment and a record of paying all their bills on time.
